This policy explains what the Harmony Homes website, expatharmony.com, collects and what we do with it. We keep it simple and describe only what the site really does.
Who we are
Expat Properties CR S.A., trading as Expat Properties | CR, runs this website and markets Harmony Homes. The homes are built by Construgar. You can reach us at [email protected], on WhatsApp at +506 6026 9851, or at Plaza Dos Palos, Avenida Tortugas, Playas del Coco, Guanacaste, Costa Rica.
What we collect through the forms
You decide what to send us. Depending on the form, we receive:
- Contact form: your name, email, WhatsApp or phone number and your message, plus the build and price you composed if you send one from the builder.
- Email me this build and price: your email and the build and price you composed.
- Quiz, Email me my results: your email, your quiz answers and the build and price the quiz suggested.
- Edmonton show booking (/edmonton/): your name, email, phone or WhatsApp if you add it, the day and time you chose, what you would like to compose, your message, and whether you ticked the box to receive Harmony news and offers.
With every form we also record the page you sent it from, your language and how you reached the site: the website or ad link that brought you, including campaign tags (such as utm codes) and ad click IDs.
What we use it for
To reply to you; to send the build, price or quiz results you asked for; and to follow up with you about Harmony. We send marketing emails with Harmony news and offers only if you gave your consent, for example by ticking the box on the show booking form, and every marketing email includes an unsubscribe link: unsubscribing is immediate and free. We also use the information described on this page to measure how our website and ads perform. We never sell, rent or trade your personal information.
Meta Pixel and Conversions API
Most pages on expatharmony.com (the home page and builder, the quiz, the guides, the neighborhood page and the Edmonton show page) load the Meta Pixel, a script from Meta (Facebook and Instagram). It records that a page was viewed and actions such as opening a floor plan, changing your build, requesting a quote, finishing the quiz, tapping a WhatsApp, phone or email link, and sending a form, so we can show Harmony to people who visited the site and measure whether our ads work. It uses Meta's cookies and shares your browser and page data with Meta under Meta's privacy policy.
When you submit a form, we share the name, email address and phone number you entered with Meta in hashed (encoded) form, along with your IP address, browser details and Meta cookie IDs, through Meta's Conversions API, so Meta can match the submission and we can measure how our ads perform. When you tap a WhatsApp or phone link, request a quote from the builder or finish the quiz, our server also tells Meta about that action, with your IP address, browser details and Meta cookie IDs but no contact details.
Microsoft Clarity
The home page, the neighborhood page and the Edmonton show page also use Microsoft Clarity, which records how visitors use those pages (clicks, scrolling and mouse movement) so we can see what works and fix what does not. Clarity sets its own cookies and processes this data under the Microsoft Privacy Statement.
Who helps us process it
A small set of service providers process data on our behalf, mostly on servers in the United States:
- Klaviyo (email): keeps a record of each form you send and of your marketing preference, and sends our email campaigns.
- Resend (email delivery): delivers the notification our team receives about your form and any confirmation email we send you.
- Cloudflare (hosting): serves the website, runs the small server programs that receive the forms, and, with Cloudflare Web Analytics, counts page visits and measures how fast pages load, without cookies.
- Meta (the Pixel and the Conversions API), and Microsoft Clarity on the pages named above.
When a page loads, Google Fonts serves its typefaces, and on the neighborhood page the map loads its code from Cloudflare's cdnjs and its imagery from Esri; these services receive your IP address. Links to WhatsApp, Google Maps, Eventbrite, HBO Max and our social media pages take you to those services, which have their own privacy policies.
Cookies and how to control them
Our own code sets no cookies. The cookies you may find on this site come from Meta (such as _fbp, and _fbc after you click a Meta ad) and, on the pages that use it, Microsoft Clarity (such as _clck and _clsk). The site also keeps a few items in your browser's local storage: your language, the campaign tags from the link that brought you, the build the quiz suggested, and whether you closed the show banner.
You can turn off personalized ads at facebook.com/adpreferences, block third-party cookies or use a tracker blocker, and delete this site's cookies and stored data at any time in your browser settings.
How long we keep it
Form submissions and client records are kept while we are in touch with you about Harmony and for a reasonable period afterward, as Costa Rica's legal, accounting and tax rules require. Records of your marketing consent are kept while you are subscribed and for three years after. Cookies and local storage stay in your browser until they expire or you clear them.
Your rights
Under Costa Rica's Law 8968 on the protection of personal data, you can ask us at any time what personal information we hold about you, ask us to correct or delete it, and withdraw your consent. If you are in Canada, PIPEDA gives you the right to access and correct your information and to withdraw your consent, and under CASL we send marketing emails only with your consent, always say who we are, and include an unsubscribe link in every one. To use any of these rights, write to [email protected] or message us on WhatsApp at +506 6026 9851, and we will respond promptly. You can also contact Costa Rica's data protection agency (PRODHAB) or the Office of the Privacy Commissioner of Canada.
Children
Our services are directed to adults. We do not knowingly collect information from anyone under 18.
Changes
If we change this policy, we will update this page and the date above. We will not reduce your rights without telling you.
